A bayfront grid of large lots between Kennedy Boulevard and Old Tampa Bay

Boundaries and layout
Beach Park sits on the west side of South Tampa. Kennedy Boulevard runs along its northern edge, Lois Avenue along the east, Beachway Drive to the south, and Old Tampa Bay forms the western edge. North of Kennedy is the Westshore district with its office towers and shopping, and Tampa International Airport is a short drive beyond.
The area was subdivided in 1911 as Beach Park on the Bay, with man-made canals, bayous and curving streets that still set it apart from the straight grid of most of the city. Homes range from mid-century ranch houses on generous lots to large new custom builds that replaced them. The bayfront and canal lots carry the highest prices.
Getting around from Beach Park
Location is a large part of what buyers pay for here. Westshore offices sit just across Kennedy Boulevard, Tampa International is a few minutes north, and the Howard Frankland and Courtney Campbell causeways lead across Old Tampa Bay to Pinellas County. Downtown Tampa is a short drive east along Kennedy.
For people who fly often or split time between Tampa and another city, that airport proximity is hard to match elsewhere in South Tampa. The trade-off is that Kennedy and Westshore carry heavy traffic, and homes on the northern edge hear more of it than those deeper in the neighborhood.

What the $1.3 million index actually measures
In a neighborhood like this, Zillow's single number is a blend of very different properties. An original house on an interior lot may sell mainly for its land. A new house on the water can sell for several times the index. Treat $1,326,109 as the middle of a wide range.
Among the city's Zillow neighborhoods, only Davis Island ($1,462,205) is higher in the list. Bayshore Beautiful ($1,015,226) and Palma Ceia ($979,737) run roughly 25% below Beach Park. The upper third of all Tampa homes starts around $688,736, so a typical Beach Park home sits well above that threshold.
The 1-year change of minus 0.1% says the market here has paused after a strong run. That gives buyers more room to negotiate on condition and price than in 2021 and 2022, though the best lots still draw competition.
Buying the lot versus buying the house
Many purchases in Beach Park come down to this choice. If the house is original, the price often reflects the land and the plan for it. Before you offer:
- Get a boundary survey and confirm lot size, easements and setbacks.
- Check the FEMA flood zone and base flood elevation. A new house will need to meet current elevation rules, which affects height, design and cost.
- Ask the City of Tampa about tree protections. Large grand trees can limit where you can build.
- On canal or bayfront lots, inspect the seawall and ask about its age and any repairs. Seawall replacement is a major expense.
- Price the build with a builder before you close on the land, so your total cost is real.
If the house is newer, flip the focus to construction quality, permits, warranty transfer and whether it was built to current flood standards.
Flood and insurance at this price level
The neighborhood lies on Old Tampa Bay, and lots closer to the water and canals tend to sit lower. Insurance on a seven-figure house is a real monthly cost, so line up quotes early:
- Homeowners with wind, and the hurricane deductible. At 2% on a $1.5 million dwelling limit that is $30,000; at 5% it is $75,000.
- Flood insurance. NFIP policies cap building coverage at $250,000, so higher-value homes often need private or excess flood on top.
- A wind mitigation inspection to document roof shape, straps and opening protection, which affects the wind premium.
Elevation certificates and past claim history should be part of the disclosure package you ask for at the start.
Property taxes on a high-value home
Florida has no state income tax, which is part of why buyers move here at this price point. Property tax is where the cost shows up instead. After a sale, the assessed value resets to market value, so a long-time owner's capped bill is no guide to yours.
As a permanent resident you can claim homestead, worth up to $51,411 off assessed value in 2026, and Save Our Homes then limits assessment growth to 3% or CPI each year. On a $1.3 million home the exemption is a small share of value; the cap is what protects you over time. As a second-home owner you get neither, with only a 10% cap on non-school assessments. Amendment 3 on the Nov 3, 2026 ballot could change the homestead and non-homestead rules; the result is not known as I write this.
Who Beach Park suits
It suits buyers who want a big lot in South Tampa, people who work in Westshore or travel often through the airport, and buyers planning a custom build. It suits those who value being on or near the bay and can carry the insurance cost that goes with it.
It suits less well if you want a lower-maintenance home with predictable costs, or if a flood zone is a deal-breaker for you. At this price, a shortlist of specific lots with their elevation, seawall and insurance numbers attached tells you far more than browsing listings.
