Where Crescent Lake is
The neighborhood is built around Crescent Lake Park, a city park with a lake, open lawns and a walking loop, north of downtown and inland from Old Northeast. Fifth Street North runs along the park. The park also holds Huggins-Stengel Field, a baseball field the New York Yankees built for spring training in 1925. It was later used by the Mets and the Orioles, was added to the National Register of Historic Places in 2019, and now hosts high school and college games.
Houses on the streets around the park are mostly older: bungalows and Mediterranean Revival houses from the 1920s, with mid-century homes and later infill. Lots are on a regular grid, and houses facing the park or close to it usually carry a premium over those a few blocks away.
Zillow tracks Crescent Lake separately from its main city neighborhood list, and its boundary may differ from the neighborhood association's map. Use the index as a general level for the area, not a block-by-block value.
Crescent Lake against nearby neighborhoods
Zillow's St. Petersburg list gives the context:
- Historic Old Northeast, toward the bay: about $985,743, down 0.2% over the year, up 18.8% over five.
- Crescent Lake: about $727,073, up 4.3%, up 21.3%.
- Euclid-St Pauls: about $617,498, up 2.4%, up 23.0%.
- Historic Uptown: about $535,152, up 0.8%, up 20.8%.
- North East Park: about $469,194, up 0.5%, up 8.6%.
Crescent Lake sits between the bayfront historic neighborhood and the inland ones. Its past-year gain of 4.3% is higher than any neighborhood in that group, while Old Northeast, closer to the water, was flat. Inland location after the 2024 storms is a plausible part of that gap, though the index does not tell you why prices moved.
Against the city's bedroom figures, Crescent Lake's typical value is above the four-bedroom value of $631,702 and below the five-bedroom value of $1,197,051. Most houses here are smaller than four bedrooms, so the premium is for location and the age and character of the housing.

What an older house here needs from an inspection
Most of Crescent Lake's housing predates modern building codes. On any house built before the 1960s, ask the inspector to focus on the wood framing and floor system for termite damage and rot, the plumbing (cast iron drains and galvanized supply lines), the electrical panel and wiring, and the roof. Insurers will usually ask for a 4-point inspection, and a wind mitigation report shows which discounts the house earns.
Renovation quality varies a lot. A house with permitted updates to roof, plumbing, electrical and windows can carry a much lower insurance premium than an original one at a similar price. Ask for permit history on every major system before you compare two houses on price alone.
Older houses here also tend to have smaller kitchens, fewer bathrooms and limited closet space by current standards. Many buyers plan an addition at the back of the lot. Before counting on one, check setbacks, lot coverage limits and any historic review that applies to the street, since those set how much you can add.
Flood risk near a lake, away from the bay
Crescent Lake is inland, so the storm surge risk that drives prices and premiums in bayfront neighborhoods is lower here. That is part of the appeal. Low streets near the lake and drainage paths can still collect water in heavy rain, and a few parcels may fall in a mapped flood zone.
Look up the FEMA zone for each address and ask the seller whether water has ever entered the house or garage. A house outside the high-risk zones with no flood history is cheaper to insure and easier to sell later. Outside those zones flood insurance is optional and usually costs less, and many owners buy it anyway.
Property taxes after a strong five-year run
With values up 21.3% in five years, many Crescent Lake owners under homestead are assessed well below market. The assessment resets to roughly your purchase price after you buy. Get a tax estimate on the contract price, not the seller's bill. For a permanent residence, homestead takes up to $51,411 off assessed value in 2026 and limits later increases to 3% or inflation. Second-home buyers do not get the exemption, and their non-school assessments can rise up to 10% a year.
The arithmetic is simple. A 21.3% gain over five years on today's typical value means the same home was worth roughly $600,000 five years ago, about $128,000 less. An owner who bought earlier still and kept homestead may be assessed below even that figure. The tax gap between your bill and your neighbor's can run to thousands of dollars a year, and it is permanent for as long as they stay.
Who Crescent Lake suits
It suits buyers who want an older, walkable neighborhood near downtown with a large park at the center and lower storm surge exposure than the bayfront areas, and who are comfortable maintaining an older house. It suits less well buyers who want a new house, a large lot or a lower price point; Historic Uptown and North East Park cover similar ground for less. If Crescent Lake and Old Northeast are both on your list, a shortlist that pairs houses at the same price in each shows what the bay costs.
