Where Snell Isle is and how it was built
Snell Isle lies in northeast St. Petersburg, north of Old Northeast across Coffee Pot Bayou, with Tampa Bay to the east. Snell Isle Boulevard is its main street. The neighborhood is named for C. Perry Snell, a developer who built it in the 1920s land boom. It opened in 1925 on what had been a low mangrove island; only a small part of the land sat above high tide before it was filled and built up.
That history explains the market. The island's golf course, now the Vinoy golf club, dates from the same era. Housing is a mix of 1920s and 1930s Mediterranean Revival homes, mid-century ranch houses, and large newer houses built on lots where older homes were taken down. Many lots back onto the bay or a waterway, and private docks are common on those.
Downtown St. Petersburg is a short drive or bike ride south, across the bayou and through Old Northeast. That proximity is a large part of the price: few neighborhoods in the city combine waterfront lots, a golf course and a short trip to Beach Drive.
Reading Snell Isle's numbers
At about $1,302,991, Snell Isle sits above every other neighborhood on Zillow's St. Petersburg list, including Historic Old Northeast at about $985,743 and Downtown at about $926,086. The city's five-bedroom value is about $1,197,051, so the typical Snell Isle home costs more than a typical large house elsewhere in the city.
The trend is the part to read carefully. Over five years, Snell Isle gained 9.9%, behind Old Northeast at 18.8% and Historic Kenwood at 26.1%. Over the past year it fell 3.7% while the city was flat. Among St. Petersburg's other waterfront areas, Shore Acres is down 4.9% over five years. Since the 2024 storms, the bayfront areas on Zillow's list have mostly trailed the inland historic neighborhoods, and higher flood and wind insurance costs are one likely reason.
Zillow's figure blends very different houses. An original house on an interior street and a new elevated house on open bay frontage can differ by several million dollars, so the index sets the neighborhood's level and little more.

Flood risk on a filled island
Low ground surrounded by water means flood risk is the first question on almost every Snell Isle house. The 2024 hurricane season pushed storm surge into low parts of northeast St. Petersburg, and waterfront streets here were among those affected. Before you fall for a house, ask for:
- The FEMA flood zone. Much of the island is in a high-risk zone, where a mortgage lender requires flood insurance. Some bayfront lots may fall in a V zone, which carries stricter building rules.
- The elevation certificate. It shows how the lowest floor compares with the base flood elevation. Newer houses built to current code usually sit much higher, and their premiums show it.
- Flood history. Ask directly whether the house took on water in 2024 and whether a claim was paid.
- Substantial damage status. If the city found a house substantially damaged after a storm, repairs may require bringing it up to current elevation standards. That can turn a renovation into a rebuild.
The waterfront checks: seawalls, docks and bridges
For a house on the water, the seawall is part of the purchase. Ask its age, look for cracks, leaning panels or soil loss behind the cap, and get a marine contractor's opinion if anything looks off. Seawall replacement is expensive and has to be permitted.
Docks and boat lifts also need permits, and existing ones should show permit records. If you keep a sailboat, check the bridges between the house and open water before you buy, since fixed bridges limit mast height. Open-bay lots have fewer clearance questions than lots on interior waterways.
Salt air shortens the life of exterior metal, air conditioning condensers and window hardware. Budget for that on any waterfront house, and ask the inspector to note corrosion.
Insurance and taxes at this price
Insurance on a $1.3 million house near the bay is a major monthly cost. Get a homeowners quote with a wind mitigation report, and a flood quote from both the NFIP and a private carrier, during your inspection period. The hurricane deductible is a percentage of dwelling coverage, so 5% on a $1 million dwelling means $50,000 out of pocket before coverage starts.
On taxes, the seller's bill is a poor guide. Long-time owners may be assessed far below market, and the assessment resets on sale. Homestead takes up to $51,411 off the assessed value for a permanent residence and caps later increases at 3% a year, but second-home owners pay on the full value with a 10% annual cap on non-school levies.
Who Snell Isle suits
Snell Isle suits buyers who want water access and a large house close to downtown, who can carry the insurance and tax costs without strain, and who are willing to pay more for a newer, higher house. It suits less well anyone who wants low insurance costs or no flood questions. A buyer weighing Snell Isle against inland Old Northeast or Crescent Lake is choosing between the water and lower risk, and a shortlist with elevation certificates pulled for each house makes that comparison concrete.
Questions buyers ask
How much does a home cost on Snell Isle?
Zillow's typical value for Snell Isle is about $1,302,991, the highest on its St. Petersburg list. Waterfront and newer elevated houses often sell well above that.
Did Snell Isle flood during Hurricane Helene?
Low parts of northeast St. Petersburg, including waterfront streets, took on water in 2024. Ask about the flood history of any specific house and get the elevation certificate.
Why did Snell Isle home values fall last year?
Zillow shows a 3.7% drop over the year. Several bayfront areas in the city have trailed inland neighborhoods since the 2024 storms, and insurance and rebuild costs on older, lower houses are one likely factor.
Is there a golf course on Snell Isle?
Yes. The island has a golf course that dates from its 1920s development and is now operated as the Vinoy golf club.
