Living in La Gorce, Miami Beach
Golf course, bayfront and gated-island homes in northern Mid-Beach
La Gorce is one of the most expensive mainland-side neighborhoods in Miami Beach: Zillow's home value index puts its typical home at about $3,656,034, up 5.6% over the past year and 42.2% over five years. That is roughly 6.9 times the citywide typical value and about 1.5 times the city's typical single-family home, so the buyer here is shopping a different market from most of the island.

The layout: golf course in the middle, water on both sides
The La Gorce area runs from Surprise Lake north to La Gorce Island, and from Biscayne Bay east to the Indian Creek waterway. The private La Gorce Country Club and its golf course sit in the middle, and most of the streets wrap around it. Alton Road and North Bay Road carry the bay side; Pine Tree Drive and La Gorce Drive run closer to Indian Creek.
La Gorce Island, at the north end, is a private gated island with 24-hour security. Its homes are either on the water or on large interior lots, and the southwest side looks across the bay toward the Miami skyline.
That geography gives you four distinct kinds of lots, and they price very differently:
- Bayfront lots on North Bay Road and the west side, with open water and sunset views
- Indian Creek lots on the east side, facing the waterway and the Collins Avenue towers beyond it
- Golf course lots backing onto the country club
- Interior lots on the side streets, the entry point for the area
What $3.6 million means in this neighborhood
Zillow's typical value is a midpoint across everything that sells, from interior houses that need updating to new bayfront estates. A single neighborhood-wide number at this price level hides a wide spread, and a few large sales can move it. Working back from the 42.2% five-year gain, the typical value five years ago was around $2.57 million.
For context inside Miami Beach:
- Nautilus, directly south: about $1,713,396 (5y 39.6%)
- Biscayne Point, in North Beach: about $1,680,139 (5y 48.9%)
- La Gorce: about $3,656,034 (5y 42.2%)
- Palm Island, one of the bay islands: about $9,681,492 (5y 42.9%)
La Gorce sits between the regular house neighborhoods and the small bay islands. Buyers here often compare it with the Venetian Islands, where Zillow's typical values for Di Lido, San Marino and Rivo Alto run about 2.3 to 2.4 times higher. La Gorce offers a mainland location and a golf setting; the islands charge extra for island-only access.

Buying an older house on valuable land
Many La Gorce houses date to the mid-century or earlier, and a large share of what you pay is for the lot. When a house is older, I treat the deal as a land purchase with a building on it until the inspection says otherwise. That changes the questions:
- Elevation. What is the finished floor elevation, and what would the city and FEMA require for a new house on this lot
- Flood zone. Bayfront and creekfront lots are usually in higher-risk zones; the elevation certificate tells you where the house stands
- Seawall. Miami Beach requires new seawalls to be built to at least 5.7 feet NAVD (or 4 feet if designed to be raised to 5.7), and failing seawalls must be brought into compliance within 730 days
- Setbacks and lot coverage. They decide how large a replacement house can be
- Historic and design review. Some blocks and houses are subject to review before demolition or major changes
If you are buying to rebuild, get an architect or engineer to look at the lot during your inspection period. The cost of a rebuild can be as large as the purchase itself.
Carrying costs at this price
Insurance and taxes are the two numbers that surprise buyers coming from other states. Property tax is based on the assessed value, which resets to market value after your purchase. On a $3.6 million home, the gap between the seller's homesteaded bill and yours can be tens of thousands of dollars a year. Homestead takes up to $51,411 off assessed value in 2026 for a permanent Florida resident and caps future increases at 3% or CPI. A second home gets neither.
For insurance, plan on separate wind, flood and possibly excess flood coverage. Hurricane deductibles are a percentage of dwelling coverage and apply once per calendar year; at this value, even 2% is a large number. Private flood carriers often offer higher limits than the NFIP's maximum. Have a broker quote the specific house during the inspection period, with the wind mitigation report and elevation certificate in hand.
Membership, privacy and day-to-day life
La Gorce Country Club is private, and living near it does not give you access. Membership is a separate process with its own costs, so if golf is part of the reason you are buying here, ask about it early.
The neighborhood is residential and quiet, with no commercial strip inside it. Groceries, restaurants and services are on Arthur Godfrey Road to the south or along Collins Avenue to the east. The ocean is across Indian Creek. Census data shows 21.2% of Miami Beach homes are held as seasonal residences, and at this price level part-time owners are common. Many houses have gates, cameras and staff, and buyers often add those to their own budget.
Who La Gorce fits
La Gorce fits buyers who want a large single-family lot on the water or the golf course, within a few minutes of the middle of Miami Beach, and who would rather not live on a small island. It fits buyers who plan to renovate or rebuild and have the time to carry a project.
It fits less well if you want walkable shops, if your budget is tight once insurance and the reset tax bill are counted, or if you need a house that is finished and new at the typical price. In that case, Nautilus or Biscayne Point may give you more house for the money. If the lot type is clear in your mind, a shortlist by lot type is the fastest way to see what is actually available.
