Moving to Aventura, FL
A small city of condo towers between Miami and Fort Lauderdale
Aventura is a good place to live if you want condo life with shopping, healthcare and two airports close by, and it costs less than many newcomers expect: the typical home is about $423,482 on Zillow's index, below Miami's $583,705. The trade-off is that nearly all of it is tower living, since Census counts 89.0% of Aventura's homes in buildings of 10 or more units and only 4.6% as detached houses.

What daily life in Aventura looks like
Aventura is a compact city of about 39,885 people in northeast Miami-Dade County, incorporated in 1995. Biscayne Boulevard (US-1) runs through it north to south, with I-95 just to the west. Most residents live in high-rise and mid-rise condo complexes set around golf courses, lakes and the Intracoastal Waterway.
A lot of daily needs sit inside a short drive. Aventura Mall is one of the largest shopping centers in Florida, and Aventura Hospital and Medical Center is in the city. The Don Soffer Exercise Trail loops around the Turnberry golf course and is where many residents walk every morning. A Brightline station opened in Aventura in 2022, with trains to Fort Lauderdale, West Palm Beach and downtown Miami.
What Aventura does not have is its own beach. The ocean is across the Intracoastal in Sunny Isles Beach and Golden Beach, reached by the William Lehman Causeway, a few minutes' drive for most residents.

Who lives here and how that shapes buildings
Census puts Aventura's median age at 46.9, with 25.8% of residents 65 or older. Exactly 30.0% of housing units are counted as seasonal or occasional-use homes, which is high even for South Florida.
Those two numbers explain how many Aventura buildings feel. Pools and lobbies are busy in winter and quiet in summer. Board elections and budget votes can depend on owners who live elsewhere most of the year. Families with school-age kids are present but are a smaller share than in western Miami-Dade suburbs.
For a year-round resident, I suggest visiting a building you like in both January and August before you buy. The difference in activity, parking and noise tells you more than the brochure.

What housing costs, and how prices moved
Zillow puts Aventura's typical home at about $423,482, down 4.2% over the last year and up 16.4% over five years. Condos, which are most of the market, are near $408,163 and fell 4.5% in a year. The rare single-family home is near $636,316, down 2.5%.
By size: a 1-bedroom is about $197,424, a 2-bedroom about $389,805 and a 3-bedroom about $748,064. The jump from two to three bedrooms is large because 3-bedroom units tend to be in newer or waterfront towers. Zillow's lower third of homes starts below about $248,576.
Compared with neighbors, Aventura sits below Miami Beach ($530,649), North Miami Beach ($452,705) and Miami ($583,705), and close to North Miami ($421,601). The recent decline is consistent with what many older South Florida condo markets saw after the state's post-2022 condo safety rules raised costs for owners in older buildings.
The monthly bill newcomers underestimate
In Aventura, the purchase price is only part of the cost. Most buyers will pay:
- Condo association fees, which cover building insurance, staff, security, amenities and reserves. In older complexes they have risen because owners can no longer waive structural reserves.
- Special assessments for concrete restoration, roofs, elevators or other work found in milestone inspections. Ask whether any are approved or under discussion.
- An HO-6 policy for your unit interior, plus flood coverage if the lender or building requires it.
- Property tax at the full assessed value after the sale, minus homestead if this is your permanent home.
The median Aventura building was built around 1989, so many towers have passed or are approaching their 30-year milestone inspection. The structural integrity reserve study and the last two years of budgets show whether fees are likely to keep climbing.
Taxes, homestead and insurance after the move
Florida has no state income tax, which is a big reason people move here from high-tax states. Property tax is where Florida collects instead. If Aventura becomes your permanent residence, file for homestead with the Miami-Dade Property Appraiser. In 2026 it takes up to $51,411 off assessed value and limits future increases to 3% or CPI, whichever is lower. Owners who keep their main home elsewhere get no exemption, and their assessment can rise up to 10% a year on non-school levies.
Aventura is low-lying and close to the bay, and many buildings sit in FEMA flood zones. The building's master policy covers the structure; your unit policy covers interiors and personal property. Ask what the master policy's hurricane deductible is, because a large loss can turn that deductible into an assessment on owners. This isn't legal or tax advice; check homestead and residency details with a professional if your situation is unusual.
Pros, cons and what newcomers get wrong
Pros: walkable shopping and services, a hospital in town, Brightline and I-95 access, Fort Lauderdale-Hollywood International and Miami International airports both within reach, and condo prices below several neighboring cities.
Cons: few detached houses, traffic on Biscayne Boulevard at peak hours, no beach inside the city, and condo costs that can rise faster than the price of the unit.
The most common mistake I see is buying the view and ignoring the association. Two units with the same layout in two towers can have very different futures depending on reserves, upcoming work and how the board handles it. The second mistake is assuming a lower price means a better deal; in some older buildings, a low price reflects work the next owner will pay for. A shortlist built on building finances first and views second avoids both.
Quick answers
Is Aventura a good place to live?
For people who want condo living with shopping, a hospital and transit close by, yes. It fits less well if you want a detached house with a yard, since only 4.6% of homes are single-family detached.
How much does it cost to buy a home in Aventura?
Zillow puts the typical home at about $423,482, a 1-bedroom around $197,424 and a 2-bedroom around $389,805. Add condo fees, insurance and property tax to the monthly budget.
Does Aventura have a beach?
No. The nearest beaches are across the Intracoastal in Sunny Isles Beach and Golden Beach, a short drive over the William Lehman Causeway.
Is Aventura closer to Miami or Fort Lauderdale airport?
Aventura sits between the two. Many residents find Fort Lauderdale-Hollywood International the easier drive, but traffic changes that by time of day.
Are Aventura condo prices going down?
Zillow shows the typical Aventura condo down 4.5% over the past year, after gains over five years. That describes the past year only, not where prices go next.
