Moving to Sunny Isles Beach, FL

Living full time in a city built almost entirely of towers

Sunny Isles Beach is a good fit for buyers who want oceanfront condo living and are comfortable with a city that is almost entirely high-rise: 95.8% of homes are in buildings of 10 or more units, and Zillow puts the typical condo at about $620,883. It is also a part-time city, with 36.7% of homes held for seasonal use. Before you move, understand what that means for daily life, building costs and the kind of home you can buy.

A narrow strip between the ocean and the Intracoastal

Sunny Isles Beach sits on the barrier island in northeast Miami-Dade, between Haulover and Bal Harbour to the south and Golden Beach to the north. Collins Avenue (A1A) runs its length, with towers on the ocean side and a mix of towers, older mid-rises and a few small residential pockets on the Intracoastal side. The Sunny Isles Causeway on NE 163rd Street connects west toward North Miami Beach, and the city borders Aventura across the water to the northwest.

The beach is the reason people come. The Newport Fishing Pier and city parks along the water get daily use from residents. Groceries, the Aventura Mall area and medical offices are a short drive west. Miami and Fort Lauderdale airports are both reachable by car, and traffic on Collins Avenue in season is the most common local complaint.

What you can buy here

The housing is condos, with very few exceptions. Census data counts 2.2% of units as detached single-family homes; most of those sit in the small Golden Shores area, and Zillow's single-family index for the city is about $1,397,103. Everything else is a unit in a building.

The price curve is steep. A 3-bedroom costs nearly three times a 2-bedroom, because large units are concentrated in the newer oceanfront towers while many 1- and 2-bedroom units sit in older buildings. The median build year of 1983 is newer than most of Miami-Dade's coastal cities, but it averages very old and very new towers together.

For someone moving here, the practical choice is between an older building, with lower prices and fees that may still rise as reserves catch up, and a newer tower, with higher prices and fees but most of its major structural work years away. Newer towers also tend to have stricter rules on renovations, moving hours and pets. Ask for the rules before you fall for a unit.

Who your neighbors are, and when they are here

The median age is 47.5, and 27.0% of residents are 65 or older, both well above Miami-Dade norms. More striking is the seasonal share. With 36.7% of homes used seasonally, many buildings are noticeably quieter from late spring to fall. For a full-time resident that cuts both ways: easier parking and quieter pools in summer, but fewer neighbors around and some businesses that slow down off-season.

It also affects building governance. Associations with many part-time owners can have trouble reaching quorum, and decisions on big repairs can drag. If you will live here year-round, ask how active the board is and how many owners attend meetings.

Prices over time and what they tell you

Zillow's all-homes index for Sunny Isles Beach is about $651,300, up 1.8% in the past year and 21.1% over five years. That five-year gain is much smaller than in inland neighbors: North Miami rose 41.0% and Pinecrest 69.3% over the same stretch. Condos rose 1.4% last year, while the small single-family segment gained 10.3%.

Oceanfront condo markets in South Florida have been under pressure from higher building insurance, new reserve requirements and a large supply of new towers. The data shows slower growth here than in single-family areas. That says nothing about the future, but it does mean buying here is mostly about the life you want, with price growth a secondary consideration.

Monthly costs: fees, insurance and taxes

In a tower city, the association fee is a fixed part of life, and in oceanfront buildings it often covers master insurance, reserves, staff, security and amenities. Since Florida's 2022 condo law, buildings of three or more stories need milestone structural inspections starting at 30 years and a Structural Integrity Reserve Study every 10 years, and owners can no longer waive the required reserves for budgets adopted on or after December 31, 2024. Older Sunny Isles buildings are working through those requirements, so read the inspection report, the reserve study, recent minutes and any special assessment before signing. You have 7 days after receiving the documents to cancel a resale contract.

If Sunny Isles becomes your permanent home, file for the homestead exemption, up to $51,411 for 2026, with Save Our Homes holding annual increases to 3% or CPI. Seasonal owners get no exemption, only a 10% cap on non-school levies. Florida has no state income tax. Canadian and other foreign buyers should also confirm their residency-day count and tax filings with a cross-border advisor.

Pros and cons for someone relocating

The upsides are direct beach access, amenity-heavy buildings, lock-and-leave convenience and a short drive to Aventura and North Miami Beach for errands. The downsides are fees that can rise, exposure to storm surge and wind on a barrier island, dependence on one main road, and a part-time population that makes the city feel different in August than in February. Before a hurricane you may be ordered to evacuate, so think about where you would go. If you want a shortlist of buildings that have already completed their milestone inspections and reserve studies, that is the filter I would apply first in Sunny Isles.
