Buying a Condo in New Smyrna Beach
Why condos here cost more than houses, and how to read a coastal building before you buy
Buying a condo in New Smyrna Beach means paying more than you would for a house: Zillow's typical condo is about $466,945 against about $446,630 for a single-family home. You are paying for location on the ocean or the river, so the building's age, reserves and insurance decide whether that price holds up.

Where the condos are and what drives the price
Census data shows 27.8% of New Smyrna Beach housing units sit in buildings of 10 or more units. Most of those are on the barrier island, along the oceanfront and the Indian River, with smaller complexes on the mainland. The median building year for all housing in the city is 1989, and many beachside towers are older than that.
Condo values moved 0.8% in the last year on Zillow's index, close to the 1.0% for all homes. That is a calm market by recent Florida standards, where condo values in many coastal cities have dropped as fees and assessments rose. A flat line is not a guarantee for any single building, which is why the paperwork matters more than the citywide figure.
By size, a typical 1-bedroom in the city is about $293,446 and a 2-bedroom about $397,386. Direct oceanfront units with an unobstructed view sit well above those figures, while older garden-style complexes on the mainland can come in below.

Milestone inspections and reserve studies in older coastal buildings
Florida law since 2022 requires a milestone structural inspection for condo buildings of three or more habitable stories by December 31 of the year the building turns 30, or 25 if the local building official requires it, and every 10 years after. Buildings must also have a Structural Integrity Reserve Study every 10 years. For budgets adopted on or after December 31, 2024, owners can no longer vote to waive or reduce reserves for the items the SIRS covers.
On the New Smyrna beachside, salt air and wind make concrete, balcony and roof work the expensive items. In practice, ask for:
- The milestone inspection report, if the building is old enough, and the status of any repairs it found
- The most recent SIRS and the board's plan to fund it
- Current reserve balance versus what the study says it should be
- Any special assessment approved, proposed or discussed in the last year of board minutes
- Whether there is a loan the association took out to pay for repairs
In a 35-year-old oceanfront building, a low monthly fee usually means the repair bill has been pushed to later owners.

The 7-day review window and the documents to read
For resale condos, Florida gives buyers 7 days, excluding weekends and legal holidays, after receiving the association documents to cancel. That window is your best leverage. Read the declaration, bylaws, rules, budget, financial statements, insurance summary and the inspection and reserve reports in that time.
Lifestyle rules belong on the list too. Pet limits (number, weight, breed), parking spaces, storage, guest rules and approval requirements for buyers vary a lot between New Smyrna buildings. If you plan to bring a large dog or a second car, check before you fall for the view.
For new-construction condos, the window is 15 days after signing or receiving documents, and deposits up to 10% are held in escrow.
Building insurance and your own policy
The association insures the building structure; you insure the interior and your belongings with an HO-6 policy. Ask for the master policy's declarations page, including the hurricane deductible and flood coverage. A large master deductible can come back to owners as an assessment after a storm.
Most beachside buildings sit in high-risk flood zones. Ask whether the association carries flood insurance on the building and what your unit's share would be. Lenders will check, and so should you. Citizens Property Insurance is Florida's state-backed insurer of last resort and covers some coastal condo associations, which brings its own rules on coverage.
Financing: warrantable versus non-warrantable
Conventional lenders require a condo to meet agency guidelines. A building can be non-warrantable if it has significant deferred maintenance, pending litigation, a single owner holding many units, a large commercial share, or inadequate reserves and insurance. Many older Florida coastal buildings have run into exactly these issues since the 2022 law.
You can still buy a non-warrantable unit. It narrows your loan options, usually means a larger down payment and a higher rate, and makes the unit harder to resell to a financed buyer later. Have your lender review the condo questionnaire early, before you spend money on inspections. Cash buyers should still read it, because the same issues that stop a loan affect your future buyer.
Condo or house in New Smyrna Beach: the comparison
In most Florida cities a condo is the cheaper way in. Here, Zillow's typical condo is about $20,300 above the typical house. The reason is location: houses on the mainland compete with condos on the water.
Nearby markets give other choices. Ormond Beach's typical home is about $364,484 and Daytona Beach's about $251,316, both with oceanfront condo stock of their own. If the New Smyrna location is the point, compare two or three buildings side by side on fees, reserves and insurance, not on the listing price alone. That is the shortlist I would build first for a condo buyer here.
Property tax follows the same rules as a house. A permanent resident can claim homestead and the 3% Save Our Homes cap; a part-year owner pays on the full assessed value with a 10% cap on non-school levies. Factor that into the monthly number alongside the condo fee.
Quick answers
How much is a condo in New Smyrna Beach?
Zillow's typical condo value in New Smyrna Beach is about $466,945. A typical 1-bedroom of any type is about $293,446 and a 2-bedroom about $397,386.
Why are New Smyrna Beach condos more expensive than houses?
Most condos sit on the ocean or the Indian River, while many houses are on the mainland. The location premium pushes the condo figure above the house figure.
Are New Smyrna Beach condos affected by the new Florida condo law?
Yes. Buildings with three or more habitable stories need milestone inspections and funded structural reserves, which has raised fees and caused assessments in many older coastal buildings.
Can I get a mortgage on any condo in New Smyrna Beach?
Not always. Buildings that fail agency guidelines are non-warrantable, which usually means a larger down payment and fewer lenders. Have the lender review the building early.
