Buying a House in Port Orange

What a single-family purchase in Port Orange really costs to own

A typical single-family house in Port Orange costs about $347,769 on Zillow's home value index, down 1.6% over the past year. For most buyers the bigger numbers come after the price: the roof's age, the insurance quote, the flood zone and the property tax bill once the assessment resets in your name.

House prices by bedroom count

The bedroom figures show where budgets break. Two-bedroom homes sit around $234,593, three-bedroom homes around $343,924, four-bedroom homes around $485,523 and five-plus around $622,833. The jump from three to four bedrooms is the steepest step on the ladder, about $141,600, because four-bedroom houses here tend to be newer, larger and on bigger lots.

For a family that needs a fourth bedroom, I usually price both options side by side: a three-bedroom with a den or bonus room, and a true four-bedroom. The first often costs meaningfully less for similar living space, though the size of that saving depends on the specific listings available that month.

The thirds tell a similar story. The lower third of the Port Orange market sits near $245,409 and the upper third near $511,125. Below roughly $250,000 the house supply thins out and manufactured homes and villas take a larger share of what you see. Above $500,000 you are mostly looking at newer subdivisions, larger lots, pools and some water frontage.

Roof age, wind mitigation and the 4-point

Census data puts the median Port Orange home at 1989 construction, so many houses on the market have had at least one roof replacement and some are due for another. Insurers price heavily on roof age and type. Ask the listing agent for the roof permit date before you write an offer, not after.

Order all three inside your inspection period so you can renegotiate or walk away with the results in hand.

Flood zone and elevation in a river town

Port Orange runs along the Halifax River and is crossed by creeks and drainage canals, so flood exposure varies from street to street. Pull the FEMA flood zone for each address. If it falls in an A zone and you finance, the lender will require flood insurance. Outside the high-risk zones it is optional, and plenty of owners still carry it because heavy rain floods places that are not mapped as high risk.

An elevation certificate, if the seller has one, helps price private flood coverage. Ask whether the house has ever had a flood claim; the seller's disclosure should address it, and your insurance agent can often see prior claims too.

Also look at the lot itself. Drainage swales, the grade from the street to the slab, and where water stood after the last heavy storm tell you more than a map does. Neighbors who have lived on the street for years are usually happy to tell you whether the road floods in a tropical storm.

HOA fees and the homestead reset

Many Port Orange subdivisions have a homeowners association. Fees vary from modest amounts covering a retention pond and entrance sign to larger ones that include a pool, clubhouse or gated entry. Some newer communities also carry a Community Development District assessment, which appears on the property tax bill rather than as an HOA invoice. Ask for both numbers before comparing two houses.

Property tax is where buyers get surprised. The seller's bill reflects years of capped increases, while yours starts near market value. If the house will be your permanent residence, apply for homestead with the Volusia County Property Appraiser: in 2026 it removes up to $51,411 from assessed value and limits later increases to 3% or CPI. A second home gets neither benefit, only a 10% cap on the non-school portion.

How Port Orange compares with nearby cities

Zillow's all-homes index places Port Orange at about $339,343. Close neighbors on either side cost less: South Daytona around $247,813, Daytona Beach around $251,316, Edgewater around $294,264 and Holly Hill around $199,089. On the higher side, Ormond Beach runs about $364,484, DeBary about $378,912 and New Smyrna Beach about $453,639.

The cheaper neighbors usually mean older or smaller homes, and the more expensive ones usually mean closer to the ocean or newer construction. Port Orange sits in the middle, with a deep supply of 1980s to 2000s single-family homes. If your search keeps coming back to houses built after 2005, compare Port Orange's newer subdivisions with Ormond Beach before deciding.

Is now a reasonable time to buy a house here

I will not forecast prices. What the data shows is a market about 9% under its September 2022 high, with single-family values still slipping slightly year over year. That combination tends to give buyers room to ask for closing cost credits, roof work or a price reduction tied to inspection findings.

The practical test is your own numbers: purchase price, insurance quote, tax bill after homestead, HOA and any CDD. If that total works at today's prices, the timing question matters less. Once those inputs are clear, a shortlist of houses that fit them is the logical next step.

Common questions

How much is a typical house in Port Orange, FL?

Zillow's index puts a typical single-family home at about $347,769. Three-bedroom homes run about $343,924 and four-bedroom homes about $485,523.

Do I need flood insurance in Port Orange?

If the house is in a high-risk FEMA zone (A or V) and you have a mortgage, the lender will require it. Elsewhere it is optional, but many owners buy it because flooding also happens outside mapped high-risk zones.

Will my property taxes be the same as the seller's?

Usually not. The assessment resets to roughly market value after a sale. Filing for homestead on a primary residence lowers the taxable value and caps future increases at 3% or CPI.

Are home prices in Port Orange going down?

Zillow's single-family index is down 1.6% over the last year and up over five years. The all-homes index sits about 9% below its 2022 peak.
