Where Coquina Sands is

Coquina Sands sits inside the City of Naples, just north of Old Naples and south of The Moorings, running from the Gulf toward US 41. It is the oldest of the three beachside neighborhoods north of Old Naples, alongside The Moorings and Park Shore. Lowdermilk Park, a city beach park with parking, concessions and volleyball courts, is on its stretch of the Gulf. The streets are residential and shaded, and downtown Naples is a short drive or a long walk south.

The housing mix includes low-rise and high-rise condos near the Gulf and single-family homes on the inland streets, some of them on canals with docks and Gulf access.

What drove the 7.6% gain

Coquina Sands is one of only a few neighborhoods on Zillow's Naples list that rose over the past year. The others include Lake Park at 8.2%, Bears Paw at 8.2%, Pine Ridge at 6.6% and Port Royal at 10.3%. What they share is a large share of single-family houses in established, close-in locations. In Coquina Sands, that means houses a few blocks from the beach, where older homes keep getting replaced by new ones built to current standards.

Treat one year of data carefully in a small neighborhood. A handful of new-construction sales can lift the index more than the market under it has moved. The five-year figure, 19.6%, is the steadier signal and sits right in line with Naples overall.

Houses: elevation, lot and rebuild math

For single-family homes, three questions shape value. First, the elevation of the lowest floor compared with the base flood elevation, from the elevation certificate. Second, whether the house is original, renovated or new, and if renovated, whether the work stayed under the City of Naples' substantial improvement threshold. Third, the lot itself: width, depth, setbacks and whether it backs onto a canal.

Older homes on full lots are often priced as land. If you plan to rebuild, ask the city what elevation and setbacks a new house would need and get a builder's rough cost before you remove contingencies.

Condos near the beach

Many of the condo buildings in Coquina Sands are decades old. For any building of three stories or more, ask for the milestone inspection report, the Structural Integrity Reserve Study and the current budget, and ask about approved or proposed special assessments. Read the master insurance policy and its deductibles. Smaller low-rise buildings with only a few units may have thinner reserves and fewer owners to share a big repair bill, so look at reserves per unit as well as the total. Florida law gives a resale condo buyer seven days, excluding weekends and legal holidays, to back out after the association documents arrive. Use that window for the budget and reserve pages.

Also ask how many units are owned by people who live there full-time and how the board handles summer emergencies, since a building with mostly seasonal owners can be slow to act after a storm.

Canal homes and boating

Canal-front homes in Coquina Sands reach the Gulf by boat through Doctors Pass. Before you pay for the water, check the seawall's age and condition with a marine contractor, confirm dock and lift permits with the city, measure depth at low tide and run the route to the pass. Ask whether the house or its seawall was damaged in Hurricane Ian in 2022 and what was repaired. A canal lot with a failing wall can cost far more to fix than the price gap between it and a dry lot a street away.

Coquina Sands against nearby neighborhoods

On Zillow's list, Park Shore is at about $1,732,109 and The Moorings at about $1,097,105, so Coquina Sands is the most expensive of the three beachside neighborhoods north of Old Naples. Old Naples itself is about $947,832, though its average mixes in many condos. South of Old Naples, Aqualane Shore at about $7,605,613 and Port Royal at about $14,653,495 sit in another price range entirely.

Coquina Sands' premium over The Moorings and Old Naples likely comes from its share of single-family homes near the beach and the pace of new construction. Inland, Lake Park at about $951,482 has gained 46.6% over five years, a reminder that some of the fastest growth in Naples has happened away from the Gulf.

Daily life and who Coquina Sands suits

Daily life centers on the beach and the short trip to downtown. In season, Lowdermilk Park and the nearby beach accesses fill up, and US 41 traffic slows. The City of Naples has a median age of 67.3 and 40.8% seasonal homes, per Census data, so many Coquina Sands streets are quieter in summer.

Coquina Sands suits buyers who want a house a few blocks from the beach inside city limits, buyers ready to build new, and condo buyers who want the Gulf without the larger tower complexes further north. It suits less well a buyer who wants a low entry price or a quiet street without construction nearby. If you tell me which you want, a beach condo, a canal house or a lot to build on, I can put together a shortlist.

What buyers ask me

Is Coquina Sands a good place to live?

For buyers who want to live near the beach inside the City of Naples, it is one of the most sought-after areas. Zillow puts the typical home at $1,890,533, up 7.6% over the past year.

Where is Coquina Sands in Naples?

Just north of Old Naples and south of The Moorings, inside city limits, with Lowdermilk Park on its beach.

Is Coquina Sands mostly condos or houses?

Both. Condos sit closer to the Gulf, and single-family homes, some on canals, fill the inland streets.

Do Coquina Sands homes flood?

Flood risk depends on the elevation of each house. Ask for the elevation certificate and flood history, and get a flood insurance quote before you commit.
