Naples vs Bonita Springs: Where to Buy

Two neighbors across the county line, closer in price than most buyers expect

Zillow's home value index puts the typical Naples home at $545,587 and the typical Bonita Springs home at $502,544, a gap of about $43,000. For condos the order flips: Bonita Springs sits at $386,539 and Naples at $378,644, so the real difference between these two cities is in houses and in the kind of housing each one has.

Where the money actually differs

The single-family number is where Naples pulls ahead. A typical Naples house is $671,601 against $582,066 in Bonita Springs, roughly $89,500 or 15% more. That gap is wide enough to change what a buyer with a fixed budget can get.

Bedroom counts tell a more mixed story. Two-bedroom homes are almost identical: $355,543 in Naples and $355,111 in Bonita Springs, a difference of a few hundred dollars. Three bedrooms run $607,154 versus $589,777. Four bedrooms are $1,040,389 versus $994,495.

Two numbers break the pattern. One-bedroom homes are much cheaper in Naples ($183,255 against $250,461), which reflects the older, smaller condo units in the city. And at five bedrooms and up, Bonita Springs is the more expensive market at $2,606,474 compared with $1,840,438, a thin segment where a handful of large estate sales can move the number.

At the bottom of each market, the lower third tops out near $312,336 in Naples and $307,218 in Bonita Springs. At the top, the upper third starts around $1,298,085 in Naples and $1,028,930 in Bonita Springs. Entry-level buyers face almost the same prices in both. High-end buyers pay noticeably more in Naples.

Price trend over one and five years

Naples gained 20.6% over five years and Bonita Springs gained 15.9%. Over the past twelve months both slipped, Naples by 1.4% and Bonita Springs by 2.1%. Condos are the weaker segment in both: down 3.5% in Naples and 3.9% in Bonita Springs.

Flat to slightly falling prices mean more room to negotiate on price, repairs and closing costs than buyers had in 2021 and 2022. They also mean less pressure to waive inspection contingencies. I would not read either trend as a forecast. They describe what already happened.

City of condos versus a mixed suburban city

Census data shows how differently these places are built. In the city of Naples, 52.0% of housing units sit in buildings of 10 or more units and only 31.2% are detached single-family homes. Bonita Springs is the reverse: 45.0% detached houses and 18.7% in large buildings.

Bonita Springs also has a real manufactured-home segment. Mobile homes make up 11.7% of its housing, against 0.8% in Naples. For a buyer under $300,000 who wants a ground-level home rather than a condo, that segment matters, and it comes with its own checks: whether the lot is owned or leased, the age of the home relative to the 1994 HUD wind-zone standards, and the park's rules and fee history.

The housing stock is also younger in Bonita Springs. Its median year built is 1998, compared with 1983 in Naples. Fifteen years of building code makes a difference on roofs, windows and wind mitigation credits, which feed straight into insurance quotes.

Who lives there, and when

Naples is one of the oldest cities in the state by age profile. Its median age is 67.3 and 55.8% of residents are 65 or older. Bonita Springs is younger at a median of 62.1, with 44.2% aged 65 and up. Both skew retired, so neither is a typical family suburb.

Seasonal homes are 40.8% of Naples' housing and 29.8% of Bonita Springs'. In practice, a Naples condo building can feel half empty in August and full in February. Bonita Springs has more year-round neighbors, partly because its population of 55,904 is almost three times the 19,704 people who live in the city of Naples.

County line, taxes and the airport

Naples is in Collier County and Bonita Springs is in Lee County. That means different property appraisers, different millage rates and different county services. Don't compare listings by asking price alone: pull the current tax bill for each address and remember that the assessment resets to market value after you buy. If the home will be your permanent residence, the homestead exemption of up to $51,411 and the 3% Save Our Homes cap apply in both counties.

Southwest Florida International Airport is in Lee County, so Bonita Springs is the shorter drive. I-75 and US-41 connect the two cities, and many buyers who work or shop in Naples live in Bonita Springs for the house prices.

A Naples mailing address also covers a lot of unincorporated Collier County outside the city. The Naples numbers above are for the city only, which is mostly the older, more expensive area near the Gulf.

Storm, flood and condo checks in both cities

Both cities took damage from Hurricane Ian in 2022, and low areas near the Gulf, the bays and the rivers carry flood risk. For any address, check the FEMA flood zone, ask for an elevation certificate, and ask the seller directly whether the home took water and how it was repaired. Get homeowners and flood quotes during the inspection period. Lenders require flood coverage in A and V zones.

In Naples especially, the older condo stock brings milestone inspections and structural integrity reserve studies into the picture. Since budgets adopted from December 31, 2024, owners cannot waive SIRS reserves, so dues in some older buildings have risen sharply. Ask for the latest SIRS, the milestone report if the building is due, and the minutes from the last year of board meetings.

Who each city fits

Naples fits buyers who want a condo close to the Gulf and the downtown streets, retirees who want most neighbors in the same stage of life, and buyers with a high budget who want an established, older city.

Bonita Springs fits buyers who want a house with a newer build year for less, those who want manufactured-home or villa options, and anyone who flies often and wants the airport closer. If you are split between the two, a shortlist that runs the same budget through both cities usually settles it quickly.

Common questions

Is Bonita Springs cheaper than Naples?

For houses, yes: about $582,066 versus $671,601 on Zillow's index. For condos, no: Bonita Springs condos are slightly higher at $386,539 against $378,644 in the city of Naples.

Is Bonita Springs part of Naples?

No. Bonita Springs is its own city in Lee County. Naples is in Collier County. Some Bonita Springs addresses sit right at the county line, which is why the two are often searched together.

Which is closer to the airport, Naples or Bonita Springs?

Bonita Springs. Southwest Florida International Airport is in Lee County, north of both cities, so the drive from Bonita Springs is shorter.

Are there more newer homes in Bonita Springs?

Yes. Census data puts the median year built at 1998 in Bonita Springs and 1983 in Naples. Newer homes often earn better wind mitigation credits on insurance.
